ALL GUESTS & VISITORS MUST ADHERE TO RICHMOND ESTATES COMMUNITY RULES IN ADDITION TO OUR HOUSE RULES. ** All Adults are required to present government issued IDs to security at the main gate prior to check-in ** COMMUNITY RULES: Common areas are considered the: clubhouse, pool deck, swimming pool, gym, courts, parks/gardens, playground and roadways. 1. Behaviors in these areas MUST NOT be loud, boisterous or disruptive to the neighbors. You MUST NOT behave in an aggressive, abusive, anti-social or threatening manner towards neighbors or other guests. 2. NO riding of bicycles, skates, running, ball playing, horseplaying, cooking, smoking or use of marijuana and/or illegal substances in the common areas. 3. NO loud music – music and other noise must be kept at a level which does not disturb residents in the surrounding homes. 4. Bathing suits must be modest and inappropriate clothing such as wet clothes, flip-flops/sandals, bikini/bathing suits are not permitted in the gym. Make sure to carry a small towel to wipe down gym equipment after use. 5. All Minors under the age of 18 years MUST be accompanied by an adult Failure to uphold community standards resulting in any HOA warnings or breaches will cause immediate termination of your reservation without any refunds and you will be escorted out of the community by security. HOUSE RULES: 1. Absolutely NO SMOKING inside 2. All guests must clean up after themselves: * clean dishes/pots/pans, etc. * empty all garbage * empty the refrigerator on checkout * leave the bathrooms tidy * leave all dirty linens in the laundry room * put all garbage in the outside bin upon checkout **** Additional Cleaning fee of $150 will be requested if the house is left Excessively Dirty: i.e. extremely dirty after check-out beyond what a courteous guest would normally leave a home in , e.g. dirty pots/dishes , an excessive amount of trash, stained towels/linens/furniture/walls. 3. Clean all spills or stains immediately to prevent damage to furniture. Additional payment will be requested for damaged, broken or missing items. 4. Only guests confirmed at time of reservation are permitted to sleep over on premises. All overnight guests must be confirmed at the time of booking and the reservation must reflect the total number of guests who will be sleeping over in the home at any one time. Additional guest fee of $30 per person per night will be charged for extra guests above the standard booked on your reservation. 5. Please reduce noise by 10pm to avoid disturbing the neighbors. 6. Please consolidate laundry to reduce the number of loads. 7. Please help me to keep prices affordable by conserving energy as much as possible (e.g. Turning off AC units when not in the room). Payment will be requested for unreasonably excessive use of electricity above 15kWh daily. *** Reservations will be cancelled without any refund for hosting unauthorized parties or events at our property and a $1000 USD fine will be charged *** *** Due to past experiences, there is now a $100 USD charge per person per night for anyone who was originally named as a visitor but ended up staying overnight. It is always better to list the overnight guests in advance because then the additional charge is only $30 USD per person per night *** Please note that motion activated security cameras are located on the exterior of the house, that actively records once motion is detected. Please note that there is a Minut noise sensor that will notify you via automated text message if the noise level exceeds 75dB for a prolonged period greater than 10 minutes.
